Sadly it grades low as it has bends tears water damage flaking at the edges that has caused the spine to split all the way down and the front and back covers are detached and flaking foxing at the edges of the pages a name written on the front and other defects. I would call it around a 1.0 fr out of 10 condition. See pics and judge for yourself before purchasing as grading is subjective.
