I purchased this comic from a local shop back in 2016 to get signed by Neal Adams at a convention he attended that same year, Lexington Comic and Toy Con. Unfortunately I was not able to get a photo with him. I never had the piece authenticated because I planned to keep it for myself however I unfortunately have to let it go.

The comic itself is in decent condition, it is not perfect or pristine by any means. All the pages are there and look good and so are the staples, a few of the pages have these small tiny holes at the bottom. Both the cover and back are intact. If you were to grade this my guess would be anywhere around 4-6 range.
