1856 ROUSES POINT, NY LAND LEASE - LOT ORIGINALLY GRANTED TO CANADIAN REFUGEES:

We are offering an indenture dated April 1st, 1856, for the lease of land in Rouses Point, New York owned by Andrew Oliver who leased it to Mary Ann Gregory. The property is described as "Piece of land situated in Rouses Point in the town of Champlain, a part of Lot number fifty-seven of those eighty-acre lots granted by the Legislature of New York to certain Canadian and Nova Scotia Refugees......" **NOTE** - Rouses Point was settled in 1783 by Canadian and Nova Scotian refugees who were granted tracts of land in reward for their services during the Revolutionary War. The town was named after Jacques Rouse, a French-Canadian soldier who fought alongside the Americans against the British. Because they sided with the Americans, the Canadian soldiers lost their lands in Canada and were forced to leave the country by the British.
The description continues, "land beginning at the north-east corner of a small lot leased to Thomas H. Slingsby - thence east along the south side of the road - to the north-west corner of the lot leased to Mary Mandigo (two rods, more or less). Thence south along the west side line of the said Mary Mandigo's lot - to the south-west corner thereof - thence west two rods, more or less - thence north along the east side of said Slingsby's lot to the place of beginning, be the same more or less." [By this description, it's amazing anyone knew where their property began and ended!!] The term of the lease was ten years with rent of $10 due each year. The lease is signed by Andrew Oliver and Mary Ann Gregory.
Attached to the lease with a wax seal is a receipt for ten dollars paid by Mary Ann Gregory for rent paid on April 1st, 1859, covering rent through April 1st, 1860. Receipt is signed by John N. Oliver.This particular year's receipt is attached, but none of the previous 4 years' receipts are attached.Written on back is "For and in Consideration of the Sum of One Hundred Dollars to me in hand, paid by Thomas H. Slingsby, I hereby transfer all my right title and interest in the written lease to said Thomas H. Slingsby this Twenty Fifth day of November 1859. Signed by Mary Ann Gregory and John Gregory. **CONDITION** - Completely legible, no tearing with some brown staining, some of which could have been from the brown ink being too wet when folded - hard to say.
